What is Iskan?
When registering real estate in Turkey, another important document, in addition to TAPU, is Iskan. In fact, this is a technical passport of an object, the act of putting it into operation and permission to use real estate or its independent part.
Iskan: it's important to know
Iskan is a document that contains all the technical information about your property and the building in which it is located (number of floors; number of independent units: apartment, shop, sauna, hammam; size of living space and so on).
Only with Iskan you can get a subscription to water, electricity and telephone.
Iskan is obtained only once and only if you purchase housing in a new building. If your choice fell on the object of the "secondary" market - you will not have to bear the costs for Iskan.
Please note: in fact, the presence of a search indicates that the property corresponds to the construction project and all construction standards, and is also accepted by the municipality.
Views of Iskan
There are two types of Iskan:
1) Genel Iskan is a general permission to use the entire building. The developer receives it when the house is commissioned. This document includes all information about the construction, areas and is issued by the competent authorities, subject to all construction standards established in Turkey.
2) Ferdi Iskan is an individual technical passport of an object. In other words, this is permission to use a specific independent part of the building (for example, an apartment or storeroom).
At what stage do you need to draw up Iskan?
The owner receives Iskan after completing TAPU.
Where to get Iskan?
Both documents (Genel Iskan and Ferdy Iskan) are drawn up by the municipality at the location of the property
